Landlord Service’s

Marketing Only – £650
Fee payable to market the property, find a tenant, provide a tenancy agreement, collect the first month’s rent and bond and provide the tenant with the landlords contact details.

Optional services for ‘Marketing Only’ Landlords

Inventory and Schedule of property condition – £144
Fee payable to provide a detailed schedule of the property condition, prior to the tenant moving in.

Check Out Report – £125
Fee payable to provide a detailed schedule of the property condition, following the tenant’s move-out.

Fully Managed Rental Service – £240 set up fee, then 10% of the monthly rent
(If the monthly rent was £500, the fee would be £50 including VAT.  Subject to a minimum charge of £45 per month, including VAT)

Fees deducted from the rental income received to cover the following services; to market the property, find a tenant, provide a tenancy agreement, collect the bond, collect the monthly rents, provide a detailed schedule of the property condition, periodic inspections and full management of the property.

Additional Property Visits – £60
Fee payable to instruct us to attend an additional property visit over the visits set out in our agreement.

Energy Performance Certificate (EPC) – £100
Fee payable in advance to instruct and arrange for an Energy Performance Certificate (EPC). This fee is not refundable if the Certificate has been completed.

Gas Safety Certificate – £78
Fee payable in advance to instruct and arrange for a Gas Safety Certificate. This fee is not refundable if the Certificate has been completed.

Legionella Risk Assessment – £60
Fee payable in advance to instruct and arrange for a Legionella Risk Assessment. This fee is not refundable if the Assessment has been completed.

Electrical Installation Condition Report – £198
Fee payable in advance to instruct and arrange for an Electrical Installation Condition Report. This fee is not refundable if the Assessment has been completed.

Tenant Service’s

Early release, addition/removal of a tenant, any other amendment to the tenancy agreement – £50
This is for changes to an agreement once the tenancy has already commenced, the fee is payable in advance.

Late rental payment
If rent remains unpaid for more than 14 days, interest may be charged on the outstanding balance at a rate of up to 3% above the Bank of England base rate, calculated daily.

All fees are inclusive of VAT
